Self-Managing vs Using a Holiday Letting Agency | Quay Holiday Lettings

If you are thinking about holiday letting your property, one of the biggest decisions is whether to manage it yourself or work with a holiday letting agency.

There is no single right answer.

For some owners, self-managing works really well. They enjoy being hands-on, speaking to guests and making the decisions themselves. For others, handing over some or all of the day-to-day work means they can enjoy the benefits of holiday letting without it becoming a constant demand on their time.

The best choice depends on your property, your lifestyle and how involved you genuinely want to be.

Self-Managing Your Holiday Let

When you self-manage, you are responsible for the whole guest journey.

That normally includes creating and updating the listings, setting prices and availability, answering enquiries, managing bookings, arranging cleaning and laundry, dealing with maintenance and responding if something goes wrong during a stay.

For the right person, that involvement is part of the enjoyment.

The Benefits of Self-Managing

– You keep complete control over the property.
– You decide your own prices and availability.
– You communicate directly with every guest.
– You can make changes quickly.
– You avoid paying for agency services you are happy to handle yourself.

If you live nearby, have reliable local contacts and enjoy the practical side of hospitality, self-managing can work very well.

What to Think About First

The part that owners sometimes underestimate is how often the work happens outside ordinary working hours.

Guest questions arrive in the evening. Booking enquiries need a quick reply. Cleaners need coordinating between stays. A heating problem or missing key rarely happens at a convenient moment. Pricing also needs reviewing rather than being set once and forgotten.

None of those things is impossible, but together they can take more time and headspace than expected.

Before deciding to manage everything yourself, I would ask:

– Do I live close enough to respond when something needs attention?
– Am I happy to be contactable during evenings, weekends and holidays?
– Do I have dependable cleaners and tradespeople?
– Will I keep on top of pricing, listings and guest reviews?
– Do I actually want to do this work, or do I only want to reduce costs?

That last question is an important one.

Working With a Holiday Letting Agency

A holiday letting agency can take away some or all of the day-to-day responsibility while helping you market the property and look after guests.

The service varies considerably between agencies. Some focus mainly on advertising and bookings. Others offer Airbnb co-hosting, local guest support or full management covering almost everything.

There will, of course, be a cost. You are also trusting somebody else to represent your home, so it is worth understanding exactly what is included, who you will speak to and how much control you keep.

For owners who live further away, have busy working lives or simply do not want holiday letting to become another full-time job, the right support can make a real difference.

The Value of Having Someone Local

Holiday letting is about much more than putting a property online.

Seasonal demand, pricing, guest expectations, local events and the way different parts of the South Hams appeal to visitors can all affect bookings.

Local knowledge also shapes the guest experience. People want to know where to park, which beach suits their family, where dogs are welcome and where they can get a good meal after a long journey.

Someone who knows both the property and the area can answer those questions naturally and help guests feel looked after.

For me, that is one of the most valuable parts of a local agency. It is not simply managing a booking. It is knowing the home, understanding the owner and being close enough to help when needed.

Could a Hybrid Approach Work Better?

Many owners assume the choice is between doing absolutely everything themselves or handing everything over.

It does not have to be that way.

You might enjoy managing the property but want support with marketing, pricing or guest communication.  Co-hosting can allow you to remain involved while someone else looks after agreed parts of the booking journey.

Another owner may manage bookings but rely on trusted local people for cleaning, maintenance and property checks. Someone else may want full management during busy periods but still keep time blocked out for personal stays.

I do not believe in a one-size-fits-all approach. The best arrangement is the one that works for your property and feels sustainable for you.

So, Which Option Is Right for You?

Self-managing may suit you if you enjoy being hands-on, have enough time, live locally or already have a reliable team around you.

Working with an agency may suit you better if you live further away, want experienced guidance, need help marketing the property or would simply like fewer interruptions in your day-to-day life.

A hybrid approach may be right if you want to keep control of certain parts while handing over the work you do not enjoy or cannot manage consistently.

The important thing is to be honest about the time and involvement you want before the bookings begin.

Thinking About Your Options?

At Quay Holiday Lettings, I take the time to understand the owner, the property and what they would actually like help with before suggesting an approach.

Some owners need full support. Others only need help in selected areas. Both can work well.

If you are planning to holiday let for the first time, considering co-hosting or wondering whether a more personal agency might suit you, I would be very happy to have an informal conversation.

There is no standard sales pitch. Just an honest chat about your property, your priorities and what would make holiday letting work better for you.
